Cooling systems do the hardest work in the house

Air conditioning in a place that runs past 105°F is not a comfort item, it is the most safety-relevant mechanical system in the building. Ask the age of the AC and furnace, have the system checked properly rather than glanced at, and pay attention to whether upstairs actually keeps up in a two-storey home — a system that copes downstairs can fail badly on the top floor.

The reason to be fussy is scheduling as much as money. In July, every HVAC company in the county is booked, and a failure is not a one-week inconvenience.

Sun is the most destructive force here

Intense UV ages materials faster than most buyers expect:

  • Roofs — tile, asphalt shingle and flat or foam systems all weather faster under this sun. Ask the age and get the condition assessed rather than assumed.
  • Stucco — near-universal locally. Look for cracking and separation, which is how monsoon rain gets into a wall.
  • Seals, paint and anything rubber or plastic — window seals, weather stripping, exterior trim and outdoor fittings degrade quickly. Peeling paint is cosmetic in itself, but it is a reliable indicator of how the house has been maintained overall.

Water, in a place that barely gets any

The desert irony is that water problems are common here precisely because rain is rare and arrives violently.

  • Look for signs of past intrusion and check grading and drainage away from the foundation. In flash-flood country, a single storm does the damage.
  • Water here is hard. Ask about a softener and the age of the water heater, since scale shortens its life.

That is an unusual resource, and it is free. Before you commit to a specific parcel — especially a hillside lot, a view lot, or anything on low ground near a wash — it is worth looking up what the city already knows about that ground. Two related points: standard homeowner's policies exclude flood damage, so a property in or near a mapped flood zone needs a separate conversation about coverage. And Washington County publishes its own parcel, subdivision and zoning layers, which are the quickest way to confirm what a property actually is rather than how it was described.

Foundations and hillsides

Ask the inspector to note cracking, settling and movement, with particular care on hillside and view lots where cut-and-fill construction and retaining structures are involved. Retaining walls are expensive to remediate and easy to overlook while admiring the view they exist to create.

The honest take

An inspection costs a small fraction of a purchase and is never the thing to economise on. In this climate the specific priorities are the cooling system, the roof, any sign of water, a radon test, and what the ground is made of. Those are where desert homes hide their expensive surprises.
