Start with eligibility, not price
The useful first cut is not what a place costs. It is whether you can rent there at all.
A large share of the communities here are closed to most renters by rule rather than by price — some are restricted by age, some by household income, and some are built for students and contracted in a way that makes them a poor fit for anyone else. Sorting by rent across all of them produces a shortlist you are not eligible for, which is the standard frustration with searching this market on a national portal.

The conventional communities

It is the largest of the four groups by some distance, and it is what most people are actually looking for.

Geography matters more here than the map suggests. Washington, Santa Clara, Ivins and Hurricane are separate towns rather than districts of St. George, and a community in one of them is a different commute, a different school boundary and a different city government from one three exits down I-15. The city is listed against every entry below for that reason.
Reading the list
Each entry carries what we have been able to establish about the community — its layouts, its amenity set, and where it actually sits. Two things are worth knowing about how that is recorded.
The amenity flags say what we have confirmed, not what we have audited. We record a pet-friendly policy at 22 of these communities and furnished units at 8, and in both cases a blank means we have not established it rather than that the community lacks it. Confirm either in writing before it matters to you — pet policies in particular vary by breed and weight from one community to the next, and a phone call is not a policy.

Whether an apartment is the right search at all
Apartment communities are the one part of this market with a stable, listable inventory, which is exactly why they can be cataloged. Two neighboring markets cannot, and people routinely search the wrong one.

Frequently asked questions
How long does a landlord in Utah have to return a security deposit?
Utah gives a landlord 30 days from the end of the tenancy and the day you move out to return the deposit or the balance of it, together with an itemized list of anything deducted. Deductions have to be for actual damage or unpaid rent; normal wear and tear does not count. If the deadline passes with no refund and no itemized list, state law lets a tenant recover more than the amount withheld, so the itemized list is worth insisting on rather than chasing later. Utah sets no statutory cap on how large a deposit may be.
Is there rent control in St. George, Utah?
No. Utah has no rent control, and state law bars cities and towns from adopting any of their own, so St. George could not introduce it even if it wanted to. What that means in practice is that rent at renewal is a negotiation rather than a capped increase, and it is worth asking what renewal has looked like at a community before you sign a first lease there.
Is there student housing in St. George?
Yes. Utah Tech University sits just east of downtown St. George, and a cluster of communities around campus is built for students. The contract is what sets them apart: you sign for a bed space rather than for the apartment, so you carry your own portion and not your roommates', and the community decides who fills the other bedrooms. It also means an advertised figure is per bed rather than per home, which makes a straight comparison against a conventional apartment misleading until you have adjusted for it. Is renting in St. George seasonal?
Some of it. St. George draws winter residents from Salt Lake City, the Mountain West and western Canada, which puts real demand on furnished and short-lease units from roughly October through April, and the student communities near Utah Tech turn over on the academic calendar instead. Conventional unfurnished apartments are much less seasonal than either. If you need a furnished place or a lease shorter than a year, start earlier than you would elsewhere and expect fewer options.
