Realtor or Real Estate Agent?
The two words get used as though they mean the same thing, and they do not.
An agent holds a state license to represent buyers and sellers. A Realtor is an agent who is additionally a member of the National Association of Realtors, which brings membership of the local and state associations with it and binds the member to the association's code of ethics and its enforcement process.
The set of Realtors sits inside the set of agents, in other words. In this county the great majority of practicing agents are association members, which is why the terms blur together locally — but the distinction is real, and if the code of ethics matters to you, it is worth asking rather than assuming.
Neither term tells you anything about experience, and that is the more useful thing to establish.
Why Representation Matters More in Utah Than in Most States
Utah is a non-disclosure state, so property sale prices are not public record. You cannot look up what a house actually sold for, and neither can the free valuation tools on the national listing sites — which is precisely why those estimates are less reliable here than elsewhere.
Accurate comparable sales live in the MLS, and reaching them requires a license. That single fact changes the value of representation in this market: elsewhere an agent is interpreting data you could find yourself, and here they are supplying data you cannot.
One County, Several Markets
Washington County is not a single market and does not behave like one. New construction in Little Valley, an established custom home in Bloomington, a golf-community property, and rural acreage near Hurricane demand different knowledge, and fluency in one does not transfer automatically to another.
Ask what somebody has actually closed, where, and how recently. An agent who works one corner of the county well is a better choice than one who claims all of it.

What is the difference between a Realtor and a real estate agent?
Licensing versus membership. The state license is what permits someone to represent you in a transaction; the trade-association membership on top of it carries a code of ethics and a complaints process. One is a legal requirement, the other is voluntary. Locally most agents hold both, which is why the words get used interchangeably here.
Why can't I just look up what a house sold for?
Because Utah does not publish sale prices. It is a non-disclosure state, so closed prices are not in the public record, and the automated valuations on national listing sites are working without them. Verified comparable sales sit in the MLS, which takes a license to access — the reason representation carries more weight in this market than in most.
How many agents are listed here?
