605 Place is a purpose-built student co-living community about a mile (roughly four minutes) from Utah Tech University. Built in 2019, its defining feature is that every resident gets a private bedroom with a private bathroom. Leasing is by the bed, and units run roughly 1,120 to 1,280 square feet.

Amenities include a resort-style pool, a large clubhouse with study rooms, a fitness center, in-unit laundry, and furnished options with stainless appliances.

Getting your bearings

downtown St. George is a few minutes on foot away, Utah Tech University is about a mile away and the Red Cliffs shopping corridor is about 2 miles away. Pioneer Park is close enough to walk to, about half a mile off. Distances are as the crow flies. Roads here bend around terrain far more than in a gridded city, so treat these as bearings rather than as drive times.

The amenities, in context

Laundry inside the unit. No trips to a shared room, no waiting on a machine. It is the amenity renters most often say they would not give up again, and in a market with a lot of student and short-term turnover it usually tracks with newer or renovated stock.

A dishwasher. Not a given in older southern Utah stock. Small thing, but it is one of the few appliance details worth confirming in writing rather than assuming from a photo.

Furnished homes. These usually signal a property serving students or short-stay renters, and that tends to come with shorter or by-the-bed lease structures. Confirm exactly what is included before you plan a move around it.

Roommates and joint liability

On a standard Utah lease signed by several people, each tenant is usually liable for the whole rent rather than for their share — so if a housemate leaves, the rest of the household owes the difference. By-the-bed student agreements work the other way and cap you at your own bed. Neither is better; they are different risks, and the lease will say plainly which one you are signing. Read that clause before the tour, not after the application fee.
