Black Hills is an income-restricted affordable community in St. George managed by the nonprofit Community Housing Services. It is federally subsidized (HUD Section 8, USDA 515, and LIHTC), with rent based on roughly 30% of gross income and Washington County income limits applying.

The community includes an on-site laundry facility and a playground.

Getting your bearings

The everyday runs first — downtown St. George is about 2 miles away, Utah Tech University is about 3 miles away and Santa Clara is about 3 miles away. For weekends, Pioneer Park sits about 2 miles away. Distances are as the crow flies. Roads here bend around terrain far more than in a gridded city, so treat these as bearings rather than as drive times.

What the amenities actually mean

Covered parking. This is a genuine comfort here rather than a luxury. A car left in full sun through a St. George July gets hot enough to matter, and covered stalls are usually assigned — ask how they are allocated and whether a second car gets one.

A shared laundry room. Machines are shared rather than plumbed into each home. Worth asking two things on a tour: how many machines serve how many homes, and whether they take cards or coins. Neither shows up in a listing.

Notice, and how leases end here

A fixed-term lease ends on its date; a month-to-month tenancy in Utah ends with 15 days' written notice from either side unless the agreement says otherwise. Many communities convert to month-to-month automatically at a premium once the term is up, so the date to diarise is not the end of the lease but the deadline to give notice — usually well before it.
