A pool. In southern Utah a pool is in use far more of the year than it would be further north. Worth asking whether it is heated and what months it stays open — the shoulder seasons here are long and warm.

An on-site gym. This is more useful here than the amenity list suggests: summer afternoons rule out running outdoors for a good stretch of the year, and most residents shift indoors or to dawn.

Living beside a growing city

Washington County has been building continuously for years, and a rental that backs onto open desert today may back onto a framing crew in eighteen months. That is not a reason to avoid the newer parts of the valley, but it is worth asking what the parcel next door is zoned for before you choose a unit for its view. City planning departments publish that, and the leasing office will usually know.
