Where this sits

Bearings from the door: St. George Regional Hospital is about 2 miles away, the Red Cliffs shopping corridor is about 3 miles away and Utah Tech University is about 3 miles away. Pioneer Park is about 4 miles off if you are heading out for the day. Straight-line figures. The Virgin River, the Black Ridge and a good deal of open desert sit between most points in this county, so the road version is longer.

The amenities, in context

An on-site gym. This is more useful here than the amenity list suggests: summer afternoons rule out running outdoors for a good stretch of the year, and most residents shift indoors or to dawn.

A clubhouse. At most communities the clubhouse doubles as the leasing office and the package room. If you work from home some of the time, ask whether it is bookable and what the wifi in it is actually like.

Laundry inside the unit. No trips to a shared room, no waiting on a machine. It is the amenity renters most often say they would not give up again, and in a market with a lot of student and short-term turnover it usually tracks with newer or renovated stock.

A few conventions are worth decoding. "Luxury" is not a defined term and in this market usually means built after about 2015. Square footage quoted for a townhome often includes the garage. A photographed model is frequently the largest plan on site rather than the one available. And in student housing, an advertised figure is generally per bed, not per home. None of that is deceptive, but all of it is easy to misread from a phone screen a state away.
