What is nearby

downtown St. George is a few minutes on foot away, Utah Tech University is about a mile away and the Red Cliffs shopping corridor is about 2 miles away. Pioneer Park is close enough to walk to, about half a mile off. Straight-line figures. The Virgin River, the Black Ridge and a good deal of open desert sit between most points in this county, so the road version is longer.

What the amenities actually mean

An on-site gym. This is more useful here than the amenity list suggests: summer afternoons rule out running outdoors for a good stretch of the year, and most residents shift indoors or to dawn.

Laundry inside the unit. No trips to a shared room, no waiting on a machine. It is the amenity renters most often say they would not give up again, and in a market with a lot of student and short-term turnover it usually tracks with newer or renovated stock.

Furnished homes. These usually signal a property serving students or short-stay renters, and that tends to come with shorter or by-the-bed lease structures. Confirm exactly what is included before you plan a move around it.

What to check on the walkthrough

Beyond the usual: run the air conditioning and let it get to temperature rather than just hearing it start. Open and close every window — desert dust and sun destroy seals and tracks. Look under sinks for the stains that mark a slow leak. Check that exterior doors seal, because they are what keeps the summer out. And ask which direction the living room faces; in this valley the difference between morning and afternoon sun is the difference between a comfortable room and an unusable one.
