Dixie South is off-campus housing for Utah Tech (formerly Dixie State) students, leased by the bed with private and shared room configurations. Every unit has a free washer/dryer, fiber-optic internet, and flat-screen TVs, and the community has earned local "Best of St. George" recognition.

Getting your bearings

Bearings from the door: Utah Tech University is a few minutes on foot away, St. George Regional Hospital is about a mile away and downtown St. George is about a mile away. Pioneer Park is about 2 miles off if you are heading out for the day. Straight-line figures. The Virgin River, the Black Ridge and a good deal of open desert sit between most points in this county, so the road version is longer.

What to ask about these

Laundry inside the unit. No trips to a shared room, no waiting on a machine. It is the amenity renters most often say they would not give up again, and in a market with a lot of student and short-term turnover it usually tracks with newer or renovated stock.

Renewal, and the date that actually matters

Most communities here send a renewal offer well before a lease ends, and most set a deadline to accept it. Miss that window and a tenancy often rolls to month-to-month at a premium, which is the single most common avoidable cost in renting. Put two dates in your calendar the day you move in: when the term ends, and when notice is due. They are rarely the same date, and the second one is the one that costs money.
