From here, downtown St. George is about 2 miles away, Utah Tech University is about 3 miles away and St. George Regional Hospital is about 3 miles away. The nearest of the places people actually drive to at a weekend is Pioneer Park, about 3 miles away. Those are straight-line distances, so allow more by road — the valley is cut up by washes and ridges, and very little of it runs in a straight line.

Reading the amenity list

Garages. In this market garages are as often used for storage and shade as for the car. If you are bringing bikes, a kayak or anything else that lives outdoors here, that space is worth more than the square footage suggests.

A pool. In southern Utah a pool is in use far more of the year than it would be further north. Worth asking whether it is heated and what months it stays open — the shoulder seasons here are long and warm.

An on-site gym. This is more useful here than the amenity list suggests: summer afternoons rule out running outdoors for a good stretch of the year, and most residents shift indoors or to dawn.

Wind, dust and what it does indoors

Southern Utah gets sustained spring winds and fine red dust that finds every gap. Practically, that means window and door seals matter more here than the climate suggests, filters need changing more often than the label says, and a ground-floor unit beside an unpaved area will show it. Worth a look on any tour: the state of the window tracks tells you most of what you need to know about how the property is maintained.
