Joule Plaza sits in the heart of historic downtown St. George, a short walk from the shops and restaurants along Main Street and Tabernacle. Residents began moving in at the end of 2019, making it one of downtown's newest apartment communities. The mixed-use development places studio, one-, and two-bedroom homes above ground-floor commercial space.

Amenities include a pool and spa, fitness center, rooftop patio with a fire pit, secured entry, elevators, EV charging, and a pet park.

Where this sits

downtown St. George is a few minutes on foot away, Utah Tech University is about a mile away and the Red Cliffs shopping corridor is about 2 miles away. Pioneer Park is close enough to walk to, about half a mile off. Measured in a straight line rather than by road. St. George is built around washes and a black lava ridge, so the drive is usually longer than the map implies.

The list, translated

A clubhouse. At most communities the clubhouse doubles as the leasing office and the package room. If you work from home some of the time, ask whether it is bookable and what the wifi in it is actually like.

Laundry inside the unit. No trips to a shared room, no waiting on a machine. It is the amenity renters most often say they would not give up again, and in a market with a lot of student and short-term turnover it usually tracks with newer or renovated stock.

A dishwasher. Not a given in older southern Utah stock. Small thing, but it is one of the few appliance details worth confirming in writing rather than assuming from a photo.

Getting your deposit back

Utah gives a landlord 30 days after you move out and return the keys to refund a deposit or to send you a written, itemised statement of what was withheld. Normal wear and tear cannot be deducted; damage can. The single most effective thing a renter can do is photograph every room — including the inside of appliances and the state of the blinds — on the day they move in and the day they leave, with the dates visible. Ask for a written move-in condition checklist and keep your copy.
