Three worth a closer look

Refrigerated air conditioning. This matters more in this valley than it sounds. Plenty of older southern Utah rentals still cool with an evaporative — swamp — cooler, which works well in dry heat and much less well once the monsoon humidity arrives in late summer. If a unit's cooling matters to you, confirm which system it actually has before signing.

Covered parking. This is a genuine comfort here rather than a luxury. A car left in full sun through a St. George July gets hot enough to matter, and covered stalls are usually assigned — ask how they are allocated and whether a second car gets one.

Extra storage. This matters more here than in most markets: a great deal of what people own in southern Utah is outdoor gear that does not want to live in a hot car.

Renewal, and the date that actually matters

Most communities here send a renewal offer well before a lease ends, and most set a deadline to accept it. Miss that window and a tenancy often rolls to month-to-month at a premium, which is the single most common avoidable cost in renting. Put two dates in your calendar the day you move in: when the term ends, and when notice is due. They are rarely the same date, and the second one is the one that costs money.
