The slowest month in the window
Time on market reached a median of 83 days in July, the highest in this two-year window and eight days longer than July 2025. For sellers, that is the headline: a home listed in July should be planned around roughly three months on market, not three weeks.
Supply actually tightened slightly to 1,917 active listings, and the year-over-year inventory gap narrowed to 3.9% — down from 17% in February. That convergence came from the top of the funnel: only 422 new listings, the fewest since January, as sellers stepped back.
Pending sales fell to 505 from June's 612, the sharpest monthly drop of the year, which is normal for a St. George summer.
The median asking price held at $623,000, 0.3% above July 2025. Prices are flat; the adjustment is happening in time and in negotiation, not in list price. 20.1% of listings had taken a cut.
