If you have driven the east side of St. George lately, you have seen it: new rooflines going up in every direction. Little Valley and Washington Fields are where most of the area's growth is happening, and where a lot of new arrivals end up.

Little Valley

A decade ago this was horse property and hay fields. Now it is one of the most popular family neighborhoods in town, with hundreds of new homes, parks and sports fields, churches, and some of the highest-rated schools in the area. It still keeps a little of its equestrian roots in spots, with larger lots and a few horse properties mixed in among the subdivisions. If you have kids and want new construction, this is usually the first place people point you.

Washington Fields

Right next door, technically in Washington City, Washington Fields is the same basic story: newer single-level homes on relatively big lots, popular with families, and selling fast. It has been one of the hotter corners of the market for exactly that reason, space and new build without going way up in price.

The trade-offs

The upside is obvious: new homes, warranties, good schools, and a family-heavy, friendly feel. The trade-offs are the ones you get in any boom area. You may live next to construction for a while, the drive to the west-side trails and Snow Canyon is longer, and traffic on the main corridors has grown right along with the rooftops. For a lot of families, that is a fair deal for a brand-new house and a great school.
