Living in Little Valley

Little Valley is a fast-growing, family-oriented area in the southeast of St. George, east of I-15 and south of the Virgin River. Unlike a single master-planned community, Little Valley is a general area made up of many separate subdivisions and builders — it has no single master developer. Historically equestrian and large-lot farmland, it has been subdividing into newer single-family neighborhoods over roughly the last two decades and is now one of the city's fastest-growing areas.

Much of the housing stock is new, and the area keeps its equestrian heritage in parts: horse-friendly larger lots, horses on the streets, and a dedicated dirt equestrian path along Little Valley Road. It's known as a family neighborhood with newer homes and a well-regarded elementary school.

• Market (as of late 2025): Median sale prices generally ran from about $695,000 to $940,000, reflecting a mix of newer tract single-family homes and larger custom and horse-property homes; the highest tier reaches $1 million and up.
• Product types: Predominantly newer single-family homes (most built since 2010), some modern townhomes, and larger custom homes and horse-property lots in parts.
• Because Little Valley is many subdivisions rather than one community, HOA presence and dues vary street to street — some horse-property sections have minimal or no HOA. Pricing moves with the market — confirm current figures with a listing search.

Schools & access

Little Valley is served by the Washington County School District, with Little Valley Elementary in the area; secondary schools fall largely in the Crimson Cliffs feeder pattern, though assignments are address-specific — verify current boundaries with the district. Access is via the Washington Fields Road and River Road corridors to I-15.
