Aspire is a professionally managed (Greystar) community in Washington, just east of St. George. Its signature amenity is a resort-style pool with a lazy river; the community also offers pickleball courts, two clubhouses and fitness centers, a pet wash and bark park, a secured parking garage, and covered parking.

Homes come in one-, two-, and three-bedroom layouts with full-size in-unit washer/dryer, stainless appliances, programmable thermostats, and private patios or balconies. It is a smoke-free community.

Where this sits

From here, Washington city centre is about a mile away, the Red Cliffs shopping corridor is about 3 miles away and Utah Tech University is about 5 miles away. The nearest of the places people actually drive to at a weekend is Pioneer Park, about 5 miles away. Straight-line figures. The Virgin River, the Black Ridge and a good deal of open desert sit between most points in this county, so the road version is longer.

What to ask about these

Garages. In this market garages are as often used for storage and shade as for the car. If you are bringing bikes, a kayak or anything else that lives outdoors here, that space is worth more than the square footage suggests.

Private outdoor space. In this climate an east- or north-facing patio is usable far more of the year than a west-facing one, which takes the full afternoon sun — worth asking which way a specific unit faces.

Extra storage. This matters more here than in most markets: a great deal of what people own in southern Utah is outdoor gear that does not want to live in a hot car.

Renters insurance

Most communities in Washington County require a policy and will ask for proof before you get keys. It is worth understanding what you are buying: the building's insurance covers the building, never your belongings, and the liability half of a renters policy is the part that matters most — it covers you if a burst supply line under your sink damages the home below. Policies are inexpensive relative to what they cover.
