A shared laundry room. Machines are shared rather than plumbed into each home. Worth asking two things on a tour: how many machines serve how many homes, and whether they take cards or coins. Neither shows up in a listing.

A dishwasher. Not a given in older southern Utah stock. Small thing, but it is one of the few appliance details worth confirming in writing rather than assuming from a photo.

Gated access. Worth understanding what the gate actually is — a staffed entrance, a keypad, and a code shared widely are three different things. Ask how deliveries and guests get in, because that is where the practical difference shows.

Utah law requires a rental to be fit to live in — working heat, hot water, plumbing, electrical, and a structure that keeps the weather out. If something covered by the act fails, the process is specific: notify the landlord in writing, and the statute sets short deadlines for a response, shorter still where the problem is dangerous.
