Living in Bloomington

Bloomington is one of St. George's first planned communities, developed by Terracor beginning in the late 1960s and early 1970s on the south side of the city along the Virgin River, west of I-15. Laid out in a circular pattern around the private Bloomington Country Club, it is one of the area's oldest and most established neighborhoods — and one of the most distinctive, thanks to a mature tree canopy and lush, park-like landscaping that set it apart from newer, sparser desert developments.

Bloomington is all-ages and known for larger lots — many a quarter-acre to over an acre — with the adjacent Bloomington Ranches offering acre-plus horse properties. Unusually for the region, much of Bloomington proper has little or no HOA, and it's one of the few places to find a custom home from the 1970s or 1980s on a large, established lot.

Note: Bloomington (the country-club community, west of I-15) is distinct from Bloomington Hills, a separate, larger area east of I-15 built later around the public St. George Golf Club.

The country club

The Bloomington Country Club is a private, member-owned 18-hole course — the only private golf course in the St. George area, where most courses are public or municipal. Par 72 at roughly 6,800 to 7,000 yards, it dates to the early 1970s and was renovated by architect Ron Garl in 1988, and it hosted the 1995 Utah State Amateur Championship. The clubhouse offers dining, tennis, and a pool for members.

Homes & real estate

• Market (as of 2026): In the Bloomington Country Club area the median home price was around $640,000, with townhomes roughly $375,000 to $700,000; the larger-lot Bloomington Ranches ran higher, with a median around $832,000.
• Product types: Everything from established 1970s–80s homes around 1,600 square feet to new custom homes of 3,500-plus, plus townhomes, condos, and building lots. Lots range from about a quarter-acre to a full acre or more in the Ranches.
• Pricing moves with the market — confirm current figures with a listing search.

HOA

Much of Bloomington proper — especially older, large-lot custom homes — has little or no HOA, while some townhome and condo pockets do. There is no single association governing the whole community, so confirm the HOA situation for a specific home before purchasing.

Schools & access

Bloomington is served by the Washington County School District, with Bloomington Elementary within the neighborhood; verify current middle and high school assignments for a specific address with the district. Access is via Bloomington Drive and Pioneer Road to I-15 (Exit 4).

Why Bloomington stands out

Bloomington is defined by its maturity: one of St. George's original planned communities, with a canopy of large trees, riverside setting, larger lots, frequent no-HOA freedom, and the area's only private country club at its center — a distinctly established, green alternative to newer desert subdivisions.
