Reading the amenity list

Refrigerated air conditioning. This matters more in this valley than it sounds. Plenty of older southern Utah rentals still cool with an evaporative — swamp — cooler, which works well in dry heat and much less well once the monsoon humidity arrives in late summer. If a unit's cooling matters to you, confirm which system it actually has before signing.

Covered parking. This is a genuine comfort here rather than a luxury. A car left in full sun through a St. George July gets hot enough to matter, and covered stalls are usually assigned — ask how they are allocated and whether a second car gets one.

Garages. In this market garages are as often used for storage and shade as for the car. If you are bringing bikes, a kayak or anything else that lives outdoors here, that space is worth more than the square footage suggests.

What to check on the walkthrough

Beyond the usual: run the air conditioning and let it get to temperature rather than just hearing it start. Open and close every window — desert dust and sun destroy seals and tracks. Look under sinks for the stains that mark a slow leak. Check that exterior doors seal, because they are what keeps the summer out. And ask which direction the living room faces; in this valley the difference between morning and afternoon sun is the difference between a comfortable room and an unusable one.
