Desert Rose is an established, family-oriented affordable community in the River Road area of St. George. Built in 2002, it offers two-, three-, and four-bedroom homes across two-story buildings, with a fenced playground and BBQ/picnic area.

This is an income-restricted community that applies income limits and accepts Section 8 housing vouchers, so pricing depends on eligibility — contact the office for details. Select units include in-unit washer/dryer; others have washer/dryer connections.

Getting your bearings

Washington city centre is about a mile away, the Red Cliffs shopping corridor is about a mile away and Utah Tech University is about 3 miles away. For a day out, Pioneer Park is about 3 miles off. Straight-line figures. The Virgin River, the Black Ridge and a good deal of open desert sit between most points in this county, so the road version is longer.

Which of these matter here

A shared laundry room. Machines are shared rather than plumbed into each home. Worth asking two things on a tour: how many machines serve how many homes, and whether they take cards or coins. Neither shows up in a listing.

Refrigerated air conditioning. This matters more in this valley than it sounds. Plenty of older southern Utah rentals still cool with an evaporative — swamp — cooler, which works well in dry heat and much less well once the monsoon humidity arrives in late summer. If a unit's cooling matters to you, confirm which system it actually has before signing.

Private outdoor space. In this climate an east- or north-facing patio is usable far more of the year than a west-facing one, which takes the full afternoon sun — worth asking which way a specific unit faces.

How income-restricted housing works

A share of Washington County's rental stock is income-restricted, which means eligibility is capped by household income against the county's area median, and rent is set by programme rules rather than by the market. Waiting lists are normal, and they are often the real constraint rather than the rent. If you may qualify, apply at several properties at once — the lists move independently, and being on more of them is the single thing most within your control.
