Where this sits

From here, Santa Clara is about 1 miles away, downtown St. George is about 3 miles away and Utah Tech University is about 4 miles away. The nearest of the places people actually drive to at a weekend is Pioneer Park, about 3 miles away. Measured in a straight line rather than by road. St. George is built around washes and a black lava ridge, so the drive is usually longer than the map implies.

Which of these matter here

A shared laundry room. Machines are shared rather than plumbed into each home. Worth asking two things on a tour: how many machines serve how many homes, and whether they take cards or coins. Neither shows up in a listing.

A dishwasher. Not a given in older southern Utah stock. Small thing, but it is one of the few appliance details worth confirming in writing rather than assuming from a photo.

Refrigerated air conditioning. This matters more in this valley than it sounds. Plenty of older southern Utah rentals still cool with an evaporative — swamp — cooler, which works well in dry heat and much less well once the monsoon humidity arrives in late summer. If a unit's cooling matters to you, confirm which system it actually has before signing.

Renting first, buying later

Renting for a year before buying is common advice here and unusually good advice: the valley's neighbourhoods differ more than a map suggests — elevation, wind, sun exposure and commute all vary within a few miles — and a year teaches you which side of town you actually want.
