St. George sprawls more than newcomers expect, and the different corners of it feel genuinely different. Here is the lay of the land, roughly by area, to help you figure out where to point your search.
The established south side
Bloomington and Bloomington Hills are the mature, leafy part of town: big lots, grown-in trees, a golf course, and famously light on HOA rules. Green Valley, just west, mixes single-family homes with resort condos and draws a lot of second-home owners and fitness people, since it sits right by the mountain-bike trails.
Where the new building is happening
Head east and you are in the growth zone. Little Valley was horse property a decade ago and is now one of the most popular family areas, with new homes and top-rated schools. Washington Fields, next door in Washington City, is the same story: newer single-level homes on bigger lots.
The west side
Out toward Snow Canyon are Santa Clara and Ivins, smaller and quieter, with a real small-town feel and the red cliffs right there. Ivins is also home to Kayenta, an artsy, low-key desert community known for dark skies and galleries.
Active adult and master-planned
SunRiver, on the south end, is the big 55+ golf community. On the higher end, The Ledges (north, up Highway 18) and Entrada (west, gated and private) are the golf-and-views communities, and Desert Color down south is the giant new master-planned development with the man-made lagoon.
None of these is a bad choice. They just fit different lives. Older and established, or brand-new? Big lot and no HOA, or amenities and a pool? Quiet west side, or close to the freeway? Start there and the map gets a lot simpler.
