The Ash is a newer community in the Indian Oaks Estates area of Washington, offering one-, two-, and three-bedroom apartments plus two- and three-bedroom townhomes. Homes feature smart-home technology, in-home washer/dryer, and gourmet kitchens with stainless appliances.

Amenities include a pool and hot tub, two pickleball courts, a fitness center, a resident clubroom, BBQ cabanas with firepits, and a playground; select units add storage garages and gated RV parking.

Where this sits

Bearings from the door: Washington city centre is about half a mile away, the Red Cliffs shopping corridor is about 3 miles away and Utah Tech University is about 4 miles away. Pioneer Park is about 4 miles off if you are heading out for the day. Distances are as the crow flies. Roads here bend around terrain far more than in a gridded city, so treat these as bearings rather than as drive times.

What the amenities actually mean

A spa. Communities here tend to keep them running through the winter, when daytime highs stay mild and the pool itself has usually been closed.

An on-site gym. This is more useful here than the amenity list suggests: summer afternoons rule out running outdoors for a good stretch of the year, and most residents shift indoors or to dawn.

A clubhouse. At most communities the clubhouse doubles as the leasing office and the package room. If you work from home some of the time, ask whether it is bookable and what the wifi in it is actually like.

Pets, deposits and assistance animals

Pet policies here are set by the community, not by statute, so breed limits, weight caps, pet deposits and monthly pet rent all vary and are all negotiable in principle. One distinction is not: a documented assistance animal is not a pet under federal fair housing rules, cannot be charged a pet fee, and is assessed separately from the pet policy. If that applies to you, raise it during the application rather than after.
