The spring wave arrived in February

Washington County picked up 714 new listings in February, the largest single month in this data window and a clear signal that sellers were positioning ahead of the usual spring competition. Active inventory reached 1,957, up roughly 17% from February 2025.

That supply did not come with pricing power. The median asking price of $629,450 was slightly below the same month a year earlier, and 19.1% of listings had already taken a price cut. Homes were still moving briskly — a median of 57 days on market, identical to last February — so the extra inventory was being absorbed rather than piling up.

The tension worth watching: supply grew by double digits while prices did not. That is the setup for a buyer's market, provided demand does not grow to match.
