March moved quickly, but not at the asking price

March produced this window's two extremes at once. Homes went under contract faster than any other month — a median of 53 days — and 599 listings were pending, well up from February. Asking prices reached their high for the year at $635,000.

At the same time, 23.3% of listings had cut their price, the highest share in the window. Nearly one in four sellers had already moved off their original number.

Those two facts are not in conflict. Speed came from the listings that were priced correctly; the price cuts came from the ones that were not. March's median asking price was 3.6% below March 2025, so sellers pricing to last year's expectations were the ones adjusting.

Inventory finished the month at 1,963 active listings, up about 11% year over year.

These are listing-side figures covering all of Washington County — asking prices, active supply, and time on market. They are not sold prices, and a countywide median is not the same as a St. George city median: Ivins and Santa Clara carry much higher asking prices and pull the county figure up.
