Supply broke 2,000
May pushed active inventory to 2,043 listings — the first time it crossed 2,000 in this two-year window, and about 12% above May 2025.
Time on market rose sharply alongside it, from 64 days in April to 75 days, an eleven-day jump in a single month. Pending sales held nearly flat at 621, essentially matching April's peak, so demand had not fallen away — it simply was not growing fast enough to absorb what was being listed.
The median asking price settled at $625,000, about 2.3% below May 2025. More than one in five listings (22.1%) carried a price reduction.
For buyers, this was the month the balance visibly shifted: more to choose from, more time to decide, and more sellers already signalling flexibility.
