Prices stopped falling, but only just
June's median asking price of $626,973 came in 0.3% above June 2025 — the first year-over-year increase after a run of declines. That is a genuine turn, but a small one, and it owes as much to a soft June last year as to strength this year.
Underneath, the market kept cooling. Time on market rose again to 79 days. New listings fell to 462, down sharply from February's 714, suggesting sellers were reading the same signals buyers were. Active inventory eased slightly to 1,995, still about 9% above last June.
Pending sales stayed strong at 612, close to the spring peak. Price cuts held at 21.7%.
The shape of the summer was becoming clear: fewer new listings, steady demand, and a slow, persistent lengthening of the time it takes to sell.
