Desert Color, The Ledges, and Entrada: Master-Planned and Golf Communities

At the higher and newer end of the St. George market are a handful of big master-planned and golf communities, each with a distinct personality. If you are shopping that tier, here is how they differ.

Desert Color

Desert Color is the giant, ambitious new one: a 3,350-acre master-planned community on the south end near the freeway, built to eventually hold something like 20,000 people. Its headline feature is the lagoon, a couple-acre man-made beach with white sand and swimmable blue water, with more planned. It is resort-style living aimed at a mix of full-timers, second-home owners, and short-term rentals, and it is still very much being built out.

The Ledges

North of town up Highway 18, The Ledges is the golf-and-views community, set against big sandstone cliffs near Snow Canyon with a well-regarded public course running through it. It draws buyers who want elevation, scenery, and a round of golf out the back door, with homes ranging from nice to very high-end.

Entrada

Entrada, on the west side, is the exclusive one: a gated, club-centered community wrapped in black lava rock and red sandstone, built around a private Johnny Miller golf course. This is the top of the market, all privacy, dramatic scenery, and club living. If you have to ask about the gate, this is that kind of place.

Picking between them

Roughly: Desert Color for new, resort-style, and the lagoon; The Ledges for golf, views, and elevation without the gate; Entrada for privacy and the very high end. All three are a different world from the established south side or the family east side. This is the amenity-and-scenery tier of the market.
