Because the new line runs through the community rather than around it, which elementary school a given address feeds into depends on exactly where the home sits, and is worth confirming with the district rather than assumed from a neighboring lot. Middle and high school assignments should likewise be verified directly with the district, since cone-site boundaries in this fast-growing part of the county continue to shift.

Desert Color suits buyers who want new construction over an established resale, who value resort-style recreation — the lagoon, the pools, the planned town center — over a large private yard, and who are comfortable buying into a community that will keep building, and keep having construction traffic, for years to come. It's a strong fit for retirees drawn to Regency's age-restricted clubhouse, and for investors who want a village zoned for nightly rental rather than a standard lot.

It suits fewer buyers than its marketing suggests. Someone who wants mature shade trees and an established, leafy streetscape should look at an older neighborhood instead — Desert Color's oldest homes date to around 2019, and landscaping is still young across most of the community. Someone who needs to be close to the hospital or downtown will find the far-south location, hard against the Arizona border, adds real drive time to both. And anyone planning to buy a standard single-family or Regency home and run it as a short-term rental will run into the HOA's zoning: that use is restricted to specific resort sections, not community-wide, regardless of what a listing implies.
