For a mountain biker or a trail runner, that is the whole argument. Living where you can ride from your own garage, rather than driving to a trailhead, is a different daily experience, and it is not available in most of the region's newer developments.
The area also has genuine resort heritage, being home to the pioneering Green Valley Spa, which shaped its character early and still shows in how the subdivisions feel.
Established, and west-side

Trail access, precisely. If proximity to riding is why you are buying, confirm how you actually reach the trail from the specific address — "near the trails" covers a range from a two-minute ride to a drive.
Slope and drainage on anything against the red rock. Where houses meet desert, grading and where water goes in a storm are worth a specific look.

Well: mountain bikers and trail runners, unambiguously; buyers who want an established west-side position with services close; people who want mature landscaping without leaving the city.
Less well: buyers wanting current construction and a warranty; anyone who wants a large uniform master-planned community with resort amenities included.

Bloomington for larger lots and often no HOA on the south side; Sunbrook nearby for a golf-centred alternative on the same side of town; Tonaquint for the greener river-confluence corner.
