What is nearby

From here, Washington city centre is about 5 miles away and the Red Cliffs shopping corridor is about 7 miles away. The nearest of the places people actually drive to at a weekend is Quail Creek State Park, about 3 miles away. Distances are as the crow flies. Roads here bend around terrain far more than in a gridded city, so treat these as bearings rather than as drive times.

What to ask about these

A dishwasher. Not a given in older southern Utah stock. Small thing, but it is one of the few appliance details worth confirming in writing rather than assuming from a photo.

Refrigerated air conditioning. This matters more in this valley than it sounds. Plenty of older southern Utah rentals still cool with an evaporative — swamp — cooler, which works well in dry heat and much less well once the monsoon humidity arrives in late summer. If a unit's cooling matters to you, confirm which system it actually has before signing.

Extra storage. This matters more here than in most markets: a great deal of what people own in southern Utah is outdoor gear that does not want to live in a hot car.

Applications and screening

Expect a credit and background check, proof of income, and rental history. Two things worth knowing in this market: application fees are generally not refundable even if you are declined, and a great deal of Washington County's stock turns over on the same few weeks of the calendar, so applying with your documents already assembled is a real advantage. Ask what the screening criteria actually are before you pay anything.
