The independent middle of the market

Most brokerages in Washington County are independent offices of this size — large enough to hold a roster and cover for each other, small enough that the owner still knows every file. Age-restricted communities

Several of the county's largest communities are age-restricted, which is a legal status rather than a marketing label: federal housing rules let a community require that at least one occupant of most homes be 55 or over, and the HOA enforces it. That affects who can inherit, who can move in with you and who you can eventually sell to.
