The long tail of the directory

Washington County supports a remarkable number of one-broker firms for a population this size, most of them run by agents who spent years at larger offices before hanging their own license. A small sign says little about experience either way — the useful question is how long the broker has worked St. George and what they have closed in it.

Placing the office on the map

St. George is the county seat and by far the largest city in southern Utah, and most of Washington County’s brokerage offices sit inside it. Nightly rental is a zoning question first

Short-term rental is not a decision the owner gets to make on their own in most of this county. St. George permits nightly rental only in specific zones and in developments approved for it; elsewhere it is prohibited regardless of what an owner, a listing or a previous tenant says. Springdale, Ivins and Washington each set their own rules, and an HOA can forbid it even where a city allows it.
