Klein and her husband Paul were the first custom home owners at Entrada, and she founded the firm specifically to market property inside the Troon-managed resort and private golf community northwest of St. George. She splits her time between Silicon Valley and Entrada, and the brokerage handles homes and home sites there and in the surrounding area.

Resort and second-home property

Property that sells as a lifestyle purchase behaves differently from ordinary resale: buyers are mostly out of area, viewings cluster around visits, and amenities, dues and rental rules matter as much as the house. A firm working this end of the St. George market spends much of its time explaining what the association covers and what it forbids.

Placing the office on the map

St. George is the county seat and by far the largest city in southern Utah, and most of Washington County’s brokerage offices sit inside it. The communities we cover that sit closest to it are Entrada at Snow Canyon, Winchester Hills and Dixie Downs — a useful bearing if you are trying to place the office on the map rather than on a list.

Part-time residents and second homes

A large share of Washington County housing is occupied for part of the year, and that changes the buying calculus: the property tax exemption does not apply, the HOA may have rules about extended vacancy, and insurers price an unoccupied house differently. Some communities are built around the pattern and others resent it.
