Living in Copper Rock

Copper Rock is one of Hurricane, Utah's newest large master-planned communities — a golf and resort development on the city's southern edge, brought to life by the Zitting family after decades in the Hurricane Valley. Spanning roughly 900 to 950 acres with a master plan calling for around 2,200 housing units, it began building out when its golf course opened in February 2020. It sits beside — but is separate from — the older Grassy Meadows Sky Ranch fly-in airpark community.

Copper Rock is all-ages and HOA-governed, with sub-neighborhoods including Golf View Estates (fronting the tournament 18th hole), Cliff View Estates, and North Slope. A distinctive feature is that it is zoned for short-term and vacation rentals — unusual in Hurricane, which otherwise caps rental licenses — giving it a strong second-home and investor market alongside primary residents.

Golf & the Epson Tour

The Copper Rock Golf Course is an 18-hole, par-72 championship course designed by Dale Beddo of the G3 Golf Group, playing up to about 7,283 yards from the championship tees. It is a public, daily-fee course — marketed as a private-club experience on a public course — with a clubhouse, restaurant, and pool.

Its headline distinction: Copper Rock hosts the Copper Rock Championship on the Epson Tour, the LPGA's official developmental tour. Held annually in May, the event reportedly returned professional women's LPGA-tour golf to Utah for the first time since 1965 — making Copper Rock the only Utah stop on the tour.

Homes & real estate

• Market (as of mid-2026): Active listings spanned from the low $300,000s to $4 million and up, with a median listed price around $1,595,000. Because the community is new, resale history is limited.
• Product types: Custom luxury homes generally 2,200 to 6,300-plus square feet (most in the 3,000–4,500 range), with three-car garages and private pools common, plus golf-front lots and stay-and-play rental homes.

Copper Rock is served by the Washington County School District, with homes in the area typically zoned for Three Falls Elementary, Hurricane Middle, and Hurricane High School — verify current boundaries for a specific address with the district. Access is from Hurricane's State Street, south on 700 West and Airport Road.
